After their recent condominium venture in Waterloo, Ontario, Toronto-based IN8 Development has begun phase two of their Sage Condos project.

Launched last January, all 58 units of Sage Condos sold out within days, prompting the firm to continue the trend with its newest Sage II Condos.

Sage II Condos continue to focus on the highly-populated student hub in Waterloo, Ontario, where within a square kilometer, the University of Waterloo and Wilfred Laurier University reside.

The developers say the private suites are made to attract “a more mature tenant seeking a quieter, more studious environment,” which will “translate to reduced turnover and minimal wear and tear on the suite.”

The units have insulated concrete walls to cater to uninhibited student life. The building features several amenities including a commons area, roof top patio, fitness centre, café and personal theatre.

Investors can manage and lease their units themselves but also have the “hands-off” option to buy into IN8 Development’s third-party services. The hands-off services include a first-year leasing guarantee for each unit, while Domus Housing provides free property management. Sage II also provides the option for investors to purchase complete furniture packages.

Units range between one bedroom (from $189,900) and one bedroom plus den and two bedroom suites (starting from $289,900) with an estimated annual return on investment of between ten to 12 percent depending on the unit.
